If you were to be really honest with yourself, do you know the last time that the electrical installations in your home were changed or even tested? For most of us, the answer is probably no! However, these safety checks are vital to determine whether your electrical installations are in a satisfactory condition. Over time, and with use, electricals will deteriorate, and it is important to keep your Electrical Condition Report (EICR) up to date.
How Often Should My Electrical Installations be Tested?
How often the electricals should be inspected all depends on the type of home that you are staying in. For the majority, it will be once every ten years for an owner-occupied home, but for a rented home, this is halved to five years. If you own a caravan, the electrical installations should be tested every three years and for those of you who are lucky enough to own a pool, it is just one year!
However, there are some special circumstances in which the above does not apply. For example, if you are preparing a property for letting, are selling a property or are buying a previously-occupied property, then you will need to have all electrical installations inspected.
What Will an Inspection Reveal?
A periodic examination of your electrical installations will reveal a number of important factors. The first thing it will do is find out if the circuits or equipment is overloaded. It will also look to see if there are any possible electric shock dangers, fire hazards or faulty electrical work. You will also see if there is a lack of earthing and bonding.
Tests will then be done on the wiring and fixed electrical equipment. This is to ensure that they are not dangerous, and a schedule of circuits can be provided. You can then be safe in the knowledge that your electric systems are in good working order!
